Real Work in Tacoma

At the start of September a homeowner on Tacoma’s west side, a few blocks north of 6th Avenue, called about the main bathroom tub. It would not drain, and water was showing up in the basement underneath it. James pulled the waste-and-overflow and found a PVC slip-joint P-trap under the floor. He cabled the drain line to clear the blockage, replaced the waste-and-overflow and the trap with a new glued ABS assembly, turned the water back on, and filled the tub to flood-test the new work. No leaks, and the tub drained the way it should. One visit, and the basement stays dry.

In mid May, on Tacoma’s Eastside, a kitchen sink had stopped draining. James removed the P-trap, cabled the line several times until it ran clear, then put a camera down the drain to confirm the pipe itself was sound before he reinstalled the trap and filled the sink to watch it empty. A cable followed by a camera is our standard answer to a kitchen clog, because clearing a blockage without looking at the pipe is how the same clog comes back a month later. When the camera shows a sag or a break, as it did on a West End kitchen line last winter, the fix is a pipe repair, not another cable.

What We Clear in Tacoma Homes

Tub and shower drains

Hair and soap build up just below the stopper and at the trap, and a tub is the drain most people try to fix themselves first. We cable from the overflow so nothing has to come apart, and when the trap under the floor turns out to be the problem, a slip-joint fitting or an old chrome trap, we replace it the same visit rather than clearing the clog and leaving the leak.

Kitchen and laundry lines

Grease, coffee grounds and food go down a kitchen line a little at a time and set up where the pipe runs flat under the floor. Lint does the same in a laundry standpipe. These lines get a cable and then a camera, because a kitchen line that clogs twice usually has a reason, and the sink and drain page covers the under-sink side of the job.

Main line and side sewer

When the lowest drain in the house backs up, or several fixtures slow down together, the blockage is past all of them in the main line or the side sewer. We clear from the cleanout, camera the line to see roots, breaks or offsets, and tell you what we saw. Camera inspection

A camera goes down the line whenever a clog has come back, when more than one fixture is involved, or when the cable pulls back something it should not. It shows a belly, a crack, roots or scale, so the repair is based on the pipe you have.

Tacoma-Specific Considerations

Pre-war drains in the North End, Stadium District and Proctor

Homes built before the Second World War in the North End, the Stadium District and Proctor often still run on their original cast iron and galvanized drain lines. The inside of that pipe is rough and narrowed with decades of scale, so it catches hair and grease that would slide through a smooth plastic line, and a cable has to be run with the right head and a lighter hand. When a section has rusted through, cleaning it will not hold, and we tell you so.

Long kitchen runs in South Tacoma, the Eastside and the Lincoln District

The ramblers and bungalows of South Tacoma, the Eastside and the Lincoln District tend to put the kitchen a long way from the main stack, with the drain running flat under the floor or through the crawl space to get there. A long flat run is where grease settles and where a sag forms if the pipe lost its support. These are the lines where a camera earns its keep.

Sewer or septic on the unincorporated south side

Parkland, Midland and Summit carry Tacoma addresses but sit in unincorporated Pierce County, and so does our shop. Some streets there are on Pierce County sewer and others still run on septic, with the county sewer reaching more of Parkland every year. On a septic home we keep chemical cleaners and heavy jetting out of the system, and a backup that starts at the lowest drain may be a tank that needs pumping rather than a clog.

Soft water, same clogs

Tacoma Public Utilities water is moderately soft, so the mineral scale that chokes drains in hard-water cities is not the main problem here. Tacoma drains clog on hair, grease, roots and old pipe, which is why clearing the blockage and looking at the pipe go together on our visits.

Your side sewer is yours, and a repair needs a permit

The City of Tacoma makes the homeowner responsible for the side sewer from the house to the main, including the stretch under the street. Clearing a clog or cutting roots needs no permit, but repairing or replacing any part of the side sewer needs a side sewer permit from the City inside the limits, and Pierce County handles the unincorporated addresses. We pull it as part of the job.

2. Open the right access

A tub from the overflow, a sink at the trap arm, a main line at the cleanout. We protect the floor and the cabinet before anything comes apart.

3. Cable until it runs clear

We run the cable until the line drains at full speed, not until the water goes down once. A tub or sink clog is often done within the hour.

4. Camera when it has happened before

Recurring clogs and whole-house backups get a camera so the next step is a repair of what is actually wrong, with a price you approve first.

5. Test with water before we leave

The tub gets filled, the sink gets filled, and we watch it drain. If a pipe was opened, it gets checked for leaks under the floor before the tools go back in the van.

FAQs About Drain Cleaning in Tacoma

Do I need a permit to have a drain cleaned or a side sewer repaired in Tacoma?

Cleaning a drain, clearing a clog or cutting roots needs no permit in Tacoma. Repairing or replacing any part of your side sewer does: inside the city limits it is a side sewer permit from the City of Tacoma, and for unincorporated addresses on the south side it goes through Pierce County. We pull the permit with the repair.

My address says Tacoma but my house is on septic. Does that change how you clear a drain?

Yes. On the unincorporated south side, around Parkland and Midland, plenty of homes are still on septic. We keep chemical cleaners and heavy jetting out of a septic system, and when the lowest drain backs up we check whether the tank is full before treating it as a clog. A cable through a trap is fine either way.

Why do drains in older North End homes clog more often than newer ones?

Because the pipe is cast iron or galvanized steel from before the war, and its inside is rough and narrowed with scale. Hair and grease catch on it where they would slide through plastic. A careful cable clears it, and a camera tells you whether the pipe has years left or a section has rusted thin and should be replaced.

Can you clear a tub drain without opening the ceiling or pulling the tub?

Almost always. We cable a tub from the overflow opening, which reaches the trap and the line beyond it without disturbing the tub. The ceiling or floor only comes into it when the trap itself has failed, as on a west side job this September where a leaking slip-joint trap under the floor was replaced from below.
