Sewer Line Repair for the South Sound’s Older Lines

A sewer line is the one pipe every drain in the house depends on. It leaves the foundation and runs under the yard to the city or county main, or on a septic home to the tank, and when it fails, every fixture feels it. Most failures here come from roots that find a crack or a joint, from old pipe that has worn, flattened or broken, and from sections that have sagged and hold waste. We clear the line, put a camera through it, and then repair the section that failed or replace the line, whichever the pipe actually calls for.

One replacement we point to was in Tillicum, in Lakewood, at the start of September. The homeowner had already dug out most of the old line and uncovered the septic tank, and the pipe between them was Orangeburg, the wood fiber and coal tar sewer pipe laid in many houses from the 1940s into the early 1970s. James finished the excavation, pulled out every section of the four-inch Orangeburg, and laid new four-inch SDR35 from the foundation to the tank with a two-way cleanout, bedded in pea gravel and set to grade. He tested the new line for flow and leaks and backfilled most of the trench, leaving the rest to the homeowner, who was having risers put on the tank.

On sewer, the line from the house to the main belongs to the homeowner. In Tacoma that includes the stretch under the street, while the City keeps the main and the fittings where the side sewer joins it. On septic, the same kind of pipe runs to the tank, and the tank and drainfield fall under the Tacoma-Pierce County Health Department’s rules and a septic company’s work. We handle the pipe, and we tell you plainly when the problem is the tank.

Signs Your Sewer Line Needs More Than a Cleaning

A clog clears and stays clear. A failing sewer line keeps telling you otherwise.

The Same Backup Keeps Coming Back

A main line that needs clearing every few months has a reason, usually roots coming through a crack or a joint, or a low spot that holds waste. Cleaning buys time, but it does not fix the pipe.

Roots on the Cable

When the cable comes back wrapped in fine roots, as it did on a Fern Hill main line in September, the roots found their way in through a defect that is still there.

A Wet or Sunken Strip in the Yard

A soft, sunken or unusually green line across the lawn, running along the sewer route, can mean the pipe is leaking into the soil around it.

A Smell Outside or Under the House

A sewer smell in the crawl space or near the cleanout, while the traps inside are full, points at a broken pipe rather than a fixture.

Orangeburg, Concrete or Clay Pipe

Houses built from the 1940s into the early 1970s may still drain through Orangeburg, which flattens under the soil and then collapses. Older lines are often concrete or clay, with joints that roots can open.

When the downstairs toilet or shower fills while someone runs water above it, the blockage is in the line past every fixture, not in any one of them.

Camera Inspection and Locating

We clear the line, run a camera through it, and locate it from above, so the depth and the position of a break are known before anyone digs. In Steilacoom this spring the camera found roots growing into a line that runs under the driveway, just under four feet deep at the house and about ten feet deep at the right-of-way.

Spot Repairs

When one joint has broken or one section has let roots in and the rest of the pipe is sound, we excavate at the defect and replace that section with new pipe and proper couplings.

Full Line Replacement

Orangeburg that has flattened along its length, a line broken in several places, or a sagging run gets replaced end to end, bedded and set to grade, as in Tillicum.

Cleanout Installation

A cleanout is a capped access point on the line outside the house. A two-way cleanout lets a cable go toward the house or toward the main, so the next clog is cleared from the yard instead of through a toilet.

Root Clearing and Upkeep

Cutting roots out with a cable or jetting clears the line and buys time, and a maintenance plan keeps them from closing it again while you plan the repair.

Where Pierce County Sewer Lines Fail

The pipe in the ground depends on when the house was built and who runs the sewer, and that changes from one town to the next.

Tacoma’s Older Neighborhoods

Side sewers under the North End, Hilltop and the South End are often concrete or clay, with street trees close by. In Tacoma the owner is responsible for the side sewer all the way to the main, a repair needs a City permit, and work in the street has to be done by a contractor licensed and bonded in Tacoma.

Lakewood’s Tillicum and Woodbrook

Sewer only began reaching Tillicum in 2011 and Woodbrook in 2012, so some homes there still send their line to a septic tank. Under Lakewood rules a home connects when a sewer line runs beside the lot, or when its septic fails within 300 feet of one, and Pierce County runs the sewer.

Parkland, Spanaway and South Hill

On the unincorporated side, Pierce County sewer reaches some streets and septic serves others, and the county is still extending it. A house line there may end at a county main or at a tank, and we find out which before we quote. More on Spanaway and Puyallup.

Orangeburg is sewer pipe made of wood fiber and coal tar, laid in many houses built from the mid-1940s into the early 1970s. Over decades it softens and flattens into an oval under the soil, then collapses. A camera shows it plainly, and once it has deformed, the fix is replacement rather than another cleaning.

A cleanout is a capped fitting on the sewer line outside the house that lets a plumber clear and camera the line from the yard. Without one, the way in is often through a toilet flange or a roof vent. If your line has none, adding a two-way cleanout during any sewer repair is worth doing.
